This package has been designed to provide adequate cover for a
self managed renovation and can be arranged on an uninhabited property
from the moment you exchange contracts. It provides cover for hired
labour, materials, works in progress, plant tools and equipment.
The cover is available in 6 month periods up to a maximum of 12
months, and indemnifies you on a professional reinstatement basis.
This means that if a big loss occurs and you carried out a considerable
amount of the work yourself, you would have the resources to get
professional contractors in to rebuild or re-renovate the property
quickly.
The insurance is based on two figures:-
Professional Reinstatement Cost of New Works.
This is the total cost of all new renovation works, materials fixtures
and fittings as if the project was being carried out entirely by
Professional Contractors.
Professional Reinstatement cost of Existing Structures.
This is the total cost of rebuilding the property using Professional
Contractors prior to any renovation works taking place.
Six or twelve month cover
You can purchase the cover as soon as you exchange contracts or
the property becomes your responsibility and therefore be covered
for public liability straight away. It also means that any existing
structure will also be covered even before building begins, even
if its uninhabited. In addition to this, if your renovation project
over-runs, you have the flexibility to purchase an additional 6
months cover.
Building and Renovation Works,
Temporary Works and Materials
Protected against all risks up to 110% of the professional reinstatement
cost. (The professional reinstatement cost is the amount required
to do all the building and renovation works again, using professional
labour, if a total loss occurred at the end of the build. Land and
existing structures are not included in this figure.)
Example 1 : Storm damage from gale force winds damaging roof,
and causing water damage.
Example 2 : Theft of kitchen units and appliances from the site.
Existing Structure
Protected against all risks including damage caused by the new renovation
work.
Up to 110% of the professional reinstatement cost.
(The professional reinstatement cost is the amount required to rebuild
the existing structure, using professional labour, if a total loss
occurs. New renovation works are not included in this figure.)
Example 1 : Fire causing a total loss near the end of the build.
Example 2 : Collapse of wall during alteration, bringing down part
of the house.
Own Plant, Tools and Equipment
Protected against all risks up to £10,000 any one project
and £5,000 any one item
Example : Theft of generator and power tools.
Hired Plant, Tools and Equipment
Protected against all risks up to £10,000 any one project
and £5,000 any one item
Example : Theft of cement mixer and kango Breaker.
Employees' Tools and Personal Effects
Protected against all risks up to £2,000 (£500 any one
employee)
Example : A tradesman's specialist tools stolen from the site.
Employer's Liability
Providing you with protection should you be required to pay compensation
for bodily injury, disease, death or nervous shock sustained by
any of your employees in connection with the project.
Example : Tradesman injured in a fall.
Public Liability
Providing you with protection should you be required to pay compensation
to any third party for bodily injury or death, or damage to property
arising out of building works.
Example 1 : A child gaining access to the site and becoming
injured.
Example 2 : Heavy machinery damaging a neighbour's property.
Legal Expenses
Our legal advisors are on hand to help you with any contractual
disputes with professionals, local authorities, suppliers or contractors
involved in the project as well as with eviction actions. Limit
of indemnity is £50,000.
Example : Refusal of a supplier to accept responsibility for
errors in a product.
